Q3 Market Report

After a long beautiful and busy summer, the real estate market remains strong with continued buyer demand.  Low inventory remains a predominant theme, whereby the number of MLS listings hit a 3-year low.  This has caused many buyers to compete with others for a scarcity of housing choices, driving prices up in some cases.  The median price for home sales in Stowe for instance rose again significantly for the third year in a row, topping out at the end of Q3 at $620,000.  This is an increase of 11 % as compared to Q3 2017.  Some wonder if buyers might be reaching a threshold for what they might be willing to pay for a home.  Other housing markets in different locations around the country are starting to slow down as a result of these factors.  Interest rates have been on the rise, and have recently hit a 7-year high of 5.0%.  Thankfully we have not yet seen this negatively impact buyers.

Home sales in Stowe, and the rest of Lamoille County were up at the end of the first 9 months of this year.   Home sales in Stowe rose 13% in Q3.  In addition to the median price being way up, the average sales price for homes in Stowe had an unusual jump, due to a $10,500,000 sale.  This sale represents the highest priced residential sale in Vermont in years.  At the end of Q3, there were 13 pending home sales which is down from a total of 20 a year ago during the same time period.  The average days on market for homes prices under $500,000 was 70, and sales between $500,000 and $1,000,000 were on an average of 138 days.  Sales up to 1 million dollars sold only 3% less than the listed price, which has tightened over the last few years.

Benefits to Staging Your Home For Sale

                                                

You've heard of "first impressions" - well, according to a study by the National Association of Realtors, if you stage your home prior to listing for sale, you can actually sell your house faster, and for more.  In some cases, by as much as 10%.  By staging your home, the  photographs will stand out amongst the competition online.  Remember, your first showing is online.  And, with 9 out of 10 buyers starting their search on real estate websites, you will want your home to look the best so the buyer makes an appointment to actually see your home, versus, skipping over it. 

What's the process for getting started?  There are many things you can do yourself.  Begin by decluttering, and removing personal items such as family photos.  These items can distract the buyer, rather than looking at the features and attributes of your home.  You will be needing to pack up these things eventually anyway, so this will give you a head start.  An uncluttered home with fresh paint, linens and bathroom towels, will have a positive emotional effect on the buyer, and allows them to envision themselves moving in.  Any deferred maintenance items should also be addressed prior to listing for sale.  Most people lead very busy lives today, and if buyers have to think about coordinating contractors and getting work done to the house prior to moving in, they may feel discouraged, and move on to the next property. 

Freshen up with paint, and new rugs - all in neutral colors.  Repair and replace items such as broken light switched, bulbs, door knobs, leaky faucets, windows, thermostats, etc. Update lighting fixtures with contemporary styles and consider replacing older kitchen appliances with sleek, eco-friendly models.

A professional home stager can be very affordable, and in most cases ending up paying for itself.  So, don't wait to stage.  You are essentially turning your home into a house for sale.  And with other homes competing for buyers' attention, this will position you best. We've seen beneficial results for our Sellers, time and time again.

When is the best time to list my property?

Many of my clients have asked me this question.  Properties come on the market throughout the year.  But, what is the best time to list a property for sale?  First impressions are what resonate most with buyers.  You want to have your property looking its best, so typically spring or early summer is the best time to list your home.  When the grass is green, your flowers are blooming, and the windows are open to allow the fresh, warm breeze through your house; these are the highlights which will create an image that buyers can connect with emotionally.    Most buyers begin to look for homes at this time as well.  In fact there are many buyers currently in the market place waiting for more homes to come on the market.   They have been looking, but have not yet found the home that fits their needs and desires.   Buyers would also prefer to be in a new home so they can enjoy the summer and fall there.  And families want to be prepared before school starts in August.  Mortgage interest rates are still low too, which is additional motivation for buyers to buy now.

Habitat for Humanity in Morrisville, Vermont

Did you know that Green Mountain Habitat for Humanity is currently building a home for a family in Morrisville, Vermont? It is located on Mayo Road, off Tamarack Hill. There are certain days whereby work day projects are organized, so the home can be completed in time for the new family to move in.

The mission of the Lamoille County chapter of Habitat for Humanity is to improve the lives of families in our community through constructing simple, decent, affordable houses in partnership with families who currently live in unfit, indecent, conditions and have no possibility of obtaining a home through conventional means.

They are always looking for volunteers, so if you would like to get involved, and hammer a nail or two, go to Habitat for Humanity, or call 802-870-0990. No Experience Required, and there is a manager onsite to guide you in the right direction! A group from our office has gone on more than one occasion, and it was amazing to see how much we were able to accomplish. And, it is a lot of fun! The Lamoille Area Board of Realtors has organized a team build day, May 16th, from 9:00 a.m. to 3:00 p.m.
