Fall Hikes in Stowe

This is the time of year when many take to the trails and the woods to enjoy the changing scenery and experience the wonders that fall brings.  The leaves are turning, and the trails are already getting covered with all the different fall colors.  It's been warm and dry, somewhat unlike fall, but as of Thursday, the temperatures will be cooler, and perhaps more invigorating to get out in to the woods.

This is my favorite time to go hiking, and the following are some of my favorites:

  1. Taylor Lodge, is a 3+ mile moderately traveled hike, starting from the iconic Trout Club and Lake Mansfield. This trail takes you through some of the most scenic woods in the area.  The drive out to the Trout Club is beautiful as well.  On the way back to town, you can stop at Long Winter Farm for farm fresh veggies, eggs and meats.
  2. Stowe Pinnacle Trail is a favorite among many.  After the hardest part of the climb, about 3/4 of the way up, it levels out, and ultimately ends up on top of open rock formations, with a panoramic view of all of Stowe, looking toward Mt. Mansfield.  Be sure to bring a wind-breaker in case it's breezy on top.
  3. The Mill Trail off of Notchbrook Road in Stowe, is rich in history, as well as scenic.  This is an easy to moderate hike on 31 acres of land conserved by Stowe Land Trust.  You will find a historic cabin there that has recently been restored,  with the  goal of educating the public about this historic area, and to further SLT’s mission of land conservation.

Best Towns for Fall Foliage

 

Coldwell Banker's blog Blue Matter, is an award winning real estate blog, which recently featured the best towns in the country for fall foliage; and Stowe was rated #1!  The weather and foliage have been beautiful so far this year.  It's a little on the late side, due to the very warm weather we had for a couple of weeks, yet the beautiful autumn light highlights the colorful hillsides in and around Stowe.  If you are looking for some sight-seeing opportunities around the area and state, you can go here.  This coming weekend - Columbus Day weekend -  is probably going to be the peak of the season.  For other destinations across the country, you can read about The Best Towns for Fall foliage; and you can also go to Blue Matter for additional real estate related, and interesting topics.  Hopefully you are finding time to enjoy some of the joys of fall foliage.

Q3 Market Report

After a long beautiful and busy summer, the real estate market remains strong with continued buyer demand.  Low inventory remains a predominant theme, whereby the number of MLS listings hit a 3-year low.  This has caused many buyers to compete with others for a scarcity of housing choices, driving prices up in some cases.  The median price for home sales in Stowe for instance rose again significantly for the third year in a row, topping out at the end of Q3 at $620,000.  This is an increase of 11 % as compared to Q3 2017.  Some wonder if buyers might be reaching a threshold for what they might be willing to pay for a home.  Other housing markets in different locations around the country are starting to slow down as a result of these factors.  Interest rates have been on the rise, and have recently hit a 7-year high of 5.0%.  Thankfully we have not yet seen this negatively impact buyers.

Home sales in Stowe, and the rest of Lamoille County were up at the end of the first 9 months of this year.   Home sales in Stowe rose 13% in Q3.  In addition to the median price being way up, the average sales price for homes in Stowe had an unusual jump, due to a $10,500,000 sale.  This sale represents the highest priced residential sale in Vermont in years.  At the end of Q3, there were 13 pending home sales which is down from a total of 20 a year ago during the same time period.  The average days on market for homes prices under $500,000 was 70, and sales between $500,000 and $1,000,000 were on an average of 138 days.  Sales up to 1 million dollars sold only 3% less than the listed price, which has tightened over the last few years.
